FINALLY Good News for Home Buyers, Sizeable Gains in Listings and Moderating Home Prices

• “There may be hope on the horizon as we head into the prime-time months for sellers.”
•          Brokers added 12,043 new listings of homes and condos.
•          16 of the 26 counties in the report had at least a 20% increase in active listings at the end of April compared to March.
•          Even with some improvement in listings there is only 0.64 months of inventory, with even less supply (0.57 months) in the four-county Puget Sound region.

Median prices system-wide surged 19.5% compared to a year ago. Statistics show a 55.9% decline in total active listings, shrinking from 9,418 at the end of March 2020 to 4,153 at month end March 2021.

The resulting lack of inventory combined with area job growth has created a market where double-digit price hikes were widespread. In fact, mutually accepted offers surged 40.6% compared to February with Seattle/Bellevue region now ranks #1 in technology office space leases, eclipsing San Francisco.

Christmas trees are the centerpiece for many holiday celebrations and traditions. But, as consumers become more environmentally conscious, many may wonder: Which type of tree is more eco-friendly, real or fake?

After all, cutting down real trees seems to be shrinking our already depleted forests. However, fake trees are made of plastic, which doesn't seem all that green, either. 

These days, a survey by CGS found that for more than two-thirds of consumers, environmental concerns drive their purchases, and they're willing to pay more for sustainable products. Younger consumers, like Gen Z, are even more environmentally aware, with nearly 70% making an eco-friendly purchase over the past year.

Foreign purchases of American homes plunge 36% as Chinese buyers flee the market

• The dollar volume of homes purchased by foreigners from April 2018 through March 2019 dropped 36% from the previous year, according to the National Association of Realtors.
• Foreigners bought 183,100 properties with a total value of about $77.9 billion, down from 266,800 properties valued at $121 billion a year earlier.
• “The magnitude of the decline is quite striking, implying less confidence in owning a property in the U.S.,” the Realtors’ chief economist says."

Challenging conditions in the U.S. housing market, along with tighter currency controls by the Chinese government, caused a stunning drop in foreign demand for American homes.
